When someone tells me they’re thinking about buying a home in Dunedin, my first suggestion is simple: come spend some time here.
Look at houses, absolutely. But give yourself a chance to experience the town, too. Stay a night or two nearby. Walk downtown, visit the Causeway, grab something to eat, and see how you feel.
You’re choosing more than a house. You’re choosing where you’ll spend your mornings, your weekends, and your time with the people you care about. I want you to find a place that makes you happy.
Get a Feel for Downtown Dunedin
What I love about downtown Dunedin is that small, quaint town feeling. You have little shops, boutiques, restaurants, and places to stop and enjoy yourself.
My advice is to slow down and walk around. Get a coffee. Browse a few shops. Have lunch somewhere that catches your eye. Picture yourself spending an ordinary afternoon here.
If being close to downtown matters to you, actually walk the route from an area you’re considering. What looks close on a map may feel different when you’re carrying groceries or walking in the afternoon heat.
That’s something a listing photo can’t tell you.
Then Spend Some Time on the Dunedin Causeway
Downtown gives you one side of Dunedin. The Causeway gives you another.
This is where I think about the beach and water lifestyle: people relaxing near the water, enjoying the view, kayaking, paddleboarding, or heading out on a boat.
One of my favorite things is seeing people out there with their hammocks, simply enjoying the day. That’s part of what I want buyers to experience for themselves.
Ask yourself: would I come out here after work? Would this be where I spend my weekends? Is being near the water something I would use and enjoy regularly?
Those answers can help us decide where to focus your home search.
Picture Your Everyday Life Here
Vacation days and everyday life can feel different. During your visit, take some time to do the ordinary things, too.
Drive to the grocery store. Try the route you’d use for work. Visit the neighborhood at different times of day. Notice the traffic, the sounds, and how easy it is to get to the places you’ll use most.
Think about what matters to you:
- Being near downtown shops and restaurants.
- Having convenient access to the Causeway.
- Finding outdoor space for relaxing or entertaining.
- Having enough room for visitors.
- Choosing a home with an amount of upkeep you’re comfortable with.
There isn’t one answer that works for everybody. The goal is to find the part of Dunedin that fits the way you want to live.

When we start looking at homes, I want to hear more than how many bedrooms you need and what you want to spend.
Tell me what a good day looks like to you. Do you want to walk out for breakfast? Spend more time on the water? Have friends over? Enjoy a quiet evening outside?

My advice is to come visit, take your time, and see what you connect with. Walk downtown. Spend an afternoon on the Causeway. Give yourself the chance to picture living here.
