If you’re thinking about moving to Dunedin, Florida, the first thing I’d tell you is this: come spend some time here before you start seriously looking at homes.
You can look at pictures online, watch videos, check home prices, and read about Dunedin all day long, but you really need to come here and experience it for yourself.
Stay a night or two. Get a hotel nearby. Walk around downtown. Drive out to the Causeway. Go have dinner somewhere local. Sit by the water. Drive through some of the neighborhoods.
See if it feels like a place you could actually see yourself living.
That’s what I tell buyers all the time.
Dunedin Has a Little Bit of Everything
One of the things I like about Dunedin is that you can get a few different lifestyles all within a pretty small area.
Downtown Dunedin has that small-town feel. You’ve got restaurants, breweries, little shops, coffee places, events, and people walking and biking around.
Then you head toward the Dunedin Causeway and it feels completely different.
Now you’re around the water.
You’ll see people hanging out in hammocks, sitting along the beach, kayaking, paddleboarding, fishing, boating, jet skiing, or just spending the day outside.
There’s always something going on. You’ll see different groups, car gatherings, Jeep groups, Volkswagen groups, people meeting up, and families just enjoying the area.
Then you keep going and you’re out by Honeymoon Island, which is one of the nicest places around here if you like the beach, nature, or just getting outside.
That’s what makes Dunedin nice. You can have the downtown lifestyle and the water lifestyle all within a short drive.
Don’t Just Look at the House
One thing I always tell buyers is not to get so focused on the house that they forget about everything around it.
A house might look great online, but what is the neighborhood like?
How far are you from downtown?
How far are you from the Causeway?
Are you close to the Pinellas Trail?
Is the property in a flood zone?
What are the insurance costs?
Is there an HOA or condo fee?
Are there rental restrictions?
How old is the roof, air conditioner, windows, or other major items?
Those are the things that can really affect you after you buy.
That’s also where having somebody local can help.
I’ve been around Dunedin long enough to know that two homes can be only a few miles apart but give you two completely different lifestyles.
Downtown or Closer to the Water?
Some buyers come here and fall in love with downtown.
They want to be able to walk to dinner, grab a drink, go to an event, ride their bike, or just be around everything.
Other buyers don’t really care about downtown as much.
They want to be closer to the water.
They want to kayak, boat, paddleboard, fish, or spend their free time around the Causeway and Honeymoon Island.
Neither one is better.
It just depends on what you want your life to look like.
That’s why I like to ask buyers a lot of questions before we start looking at homes.
What brought you to Dunedin?
Do you want to be near the water?
Do you want to walk downtown?
Do you want a condo where you don’t have to worry about much maintenance?
Do you want a single-family home with a yard?
Are you retiring?
Is this a second home?
Do you own a boat?
Those answers help narrow things down pretty quickly.
Come See Dunedin Before You Decide
If you’re seriously thinking about buying a home in Dunedin, come here first.
Spend a little time in the area.
Drive around.
See downtown during the day and at night.
Go out to the Causeway.
Visit Honeymoon Island.
Check out the neighborhoods.
You may think you know exactly where you want to live before you get here, and then completely change your mind once you see everything in person.
I’ve seen that happen plenty of times.
